Set along the waterfront of Dubai Maritime City, the PLOT OS-07B Office Building marks Beyond Developments first entry in the commercial design. The project brings together bold architecture and thoughtful engineering.

Designed by Dewan Architects & Engineers, this 140 m tower stands out with dynamic stacked form, refined offsets and landscaped terraces—creating natural light, openness, and a different experience on every level.

Spanning around 70,000 sqm, the building includes 31 office floors, along with retail and restaurants at ground level, and five podium levels dedicated to parking.

At Pierre Dammous & Partners, we were proud to deliver the full MEP design, working through complex technical requirements while aligning with DM Green Building Platinum standards.
